What to Expect from an HBP Inspection
HBP home inspections meet or exceed all standards set by The American Society of Home Inspectors (ASHI®).
Inspections are specifically designed to help determine the condition of the home and if the major operating systems are in working order. We encourage our clients to attend the inspection for a better understanding of the home and a personal review with the inspector. Our mission is to help our clients make an informed decision, keep any problem areas in perspective and continue to set the standards for professional home inspections.
You Receive:
- A 2½ to 3½ hour inspection with an experienced HBP inspector
- A systematic inspection of the home and its components and systems
- An onsite, easy-to-read, computer generated report with digital photos
- An unbiased, objective evaluation of the property
- A review of basic maintenance needs plus a free Home Maintenance Guide
A thorough home inspection will include the following:

Roof: Shingles, flashings, chimneys, vents, drip edges, skylights, gutters and downspouts, and other visible roof related items. When it is safe and accessible, we always walk on the roof for a more detailed inspection. |
Attics: Insulation, ventilation, rafters, collar ties, ceiling joists, trusses, wiring attachments, and other visible related items. When it is safe and accessible, we always walk through the attic for a more detailed inspection. |

Plumbing and Fixtures: Water pressure, water distribution system, water heater, hose bibs, sinks and faucets, bathtubs, showers, toilets, whirlpools, drain/waste/vent system, and other plumbing system components. |
Interior: Floors, ceilings, walls, windows, doors, fireplaces, stairs and railings, smoke detectors and safety-related items. |

Heating Systems: Type of furnace, age, size, pilot, burners, heat exchanger, heating elements, blower fan, flue pipe, humidifier, thermostat, humidistat, air filter, ductwork, carbon monoxide testing and electrical wiring. |
Cooling Systems: Type of air conditioner, age, size, condenser, compressor, fan motor, wiring. Operational check of system (weather permitting), and other visible related HVAC components. |

Electrical Systems: Service entry and clearances, service panel, switches and outlets throughout the home, visible wiring and junction boxes, grounding system, and other related electrical components. Our inspections include removing the electrical panel cover for a more detailed inspection of the system. |
Basements, Crawl Spaces, and Foundation: Foundation walls, floors, floor joists, support posts, support beams, subflooring, settling, water penetration. |
| Exterior: Siding, windows, doors, sidewalks, driveways, patios, porches, wood decks, foundation grading, retaining walls, lawn sprinklers. | Kitchen Appliances: Operational check of built-in stove, dishwasher, garbage disposer, refrigerator, microwave oven, trash compactor, hot water dispenser. |
| Garage: Roof, exterior, ceiling, walls, floor, foundation, overhead doors, garage door opener operation and safety controls, passage doors, wiring. |
