Commercial Inspections

Whether buying or leasing a commercial property, there is risk involved, and you are making a significant investment of time, money and resources. Unknown defects and unplanned repairs affect the profitability of your investment. Knowing the condition of the property before you make the investment can enable you to make a more informed decision. HBP has experience inspecting commercial properties as well as multi-family dwellings, apartment complexes and churches. Our inspection services will educate you on the condition of the property and its systems, which can significantly reduce your risks.

We Inspect, Detect and Protect Your Best Interest

  • Reports and Auditing
HBP inspection reports are customized to meet our clients’ requirements and needs. In some cases, a “bottom line” inspection is desired that reports on the condition of the structure and its major operating systems. In other instances a more detailed report is needed including the condition of more specific items such as electrical outlets, ceilings, windows, interior doors, etc. as well as the structure and its major components. Whatever the format, our reports are laid out in clear, concise language that outline our findings.
  • Areas of Inspection
Different buildings demand different inspections. Variables such as age, occupancy and type of construction have a bearing on how the buildings are inspected and the performance criteria by which they are judged. Our clients’ needs dictate the degree of inspection and the specific issues to be addressed. Inspections can vary from an examination of the foundation or roof only to a comprehensive inspection of all technical facets of the building, including:
    • Structure
    • Exterior Walls
    • Roofing
    • Insulation
    • Heating
    • Air Conditioning
    • Ventilation
    • Interior Finishes
    • Electrical
    • Plumbing

New Construction Inspections

New homes should be inspected too. We inspect the home at three critical stages in the building process: the foundation, pre-drywall and at completion. Experts recommend a professional home inspection even if your new home comes with a warranty. This type of inspection protects your purchase, helps prevent unpleasant surprises, and ensures the quality home you have dreamed about. Make sure your new home is being built to the standards you deserve.

1-Year Builder Warranty Inspections

If the first anniversary of your new home is approaching, then your builder’s warranty is about to expire. This may be your LAST opportunity to tell your builder of items needing repair or work not done right the first time. You must point these out BEFORE your builder is relieved of their one-year warranty responsibilities. Our 1-Year Warranty Inspection focuses specifically on items covered by the warranty and areas of the home where costly repairs occur. Our professional report will greatly assist you in the negotiation of repairs or unsatisfactory conditions with your builder. Examples of defects we have discovered during warranty inspections are: missing shingles, improperly installed roof flashings, improperly constructed chimney, missing or inadequate attic insulation, foundation problems, electrical safety issues, air conditioner and furnace problems, concrete deficiencies, to name a few. Some defects will not be obvious to the untrained eye.
